Stephan
Depenthal, Professional Property Services' President, has
been in the commercial real estate business since 1979. His
experiences as a salesperson, broker, property manager,
asset manager, real estate investment manager, and portfolio
manager along with his advanced education in business and
commercial/investment brokerage and management make him
uniquely qualified to handle your transaction in a
professional and
competent manner.
Throughout
Stephan's professional career his responsibilities have
included:

Management of 90 properties worth over $150 million in
market value.
- Managed
portfolios of office buildings, retail strip centers,
apartment communities, warehouse facilities, and
investment/development properties.

Responsible for writing Asset Management Disposition
Plans (AMDP’s) for RTC properties and monitored
revenues, operational expenses, and property issues in
accordance with the AMDP.
- Closed
hundreds of commercial real estate sales contracts and
lease agreements.

Monitored properties by establishing a set of reporting
standards for internal and 3rd party management
companies to report on and developed budgets based on
realistic projections.

Standardized leasing documentation, developed leasing
and capital expense decision models, and carefully
monitored revenues, operational expenses, and property
issues.

Negotiated and hired all needed real estate
professionals (brokers, managers, appraisers, tax
litigation professionals, environmental companies and
legal experts) as needed and directed and supervised
performance outcomes.
- Approved
and monitored all significant capital expenditures.
- Reported
to investors monthly and to board members quarterly.
- Prepared
projections for property and portfolio performance
annually.
- Prepared
REO properties for cash divestiture into REIT funds.

Performed duties included strategic planning, operations
and special project management, investor relations,
forecasting and budgeting, market analysis, financial
management and modeling, valuations, and vendor
relations.
- Rent
collections, invoice approvals, ordinary and capital
expense approvals, contractor bidding and awarding, and
client relations.
- Provided
accounting, office management services and short term
construction supervision on numerous warehouse
facilities throughout the country.
His
Education and Real Estate Designations include an MBA in
Finance from the University of Missouri, a BA in
Business from the University of Kansas, his Missouri
Brokers License, Kansas Brokers License, Certified
Commercial Investment Manger (CCIM) and Certified
Property Manager (CPM).
