Real Estate Asset Recovery Services Division

“Providing Lending Institutions with One Stop Comprehensive Asset Preservation, Appreciation, and Disposition Services”

This service is accomplished by combining 30 years of asset management, real estate investment management, brokerage, and property management services into a seamless and comprehensive effort focused on preserving and enhancing commercial real estate asset values and the speed in which they are sold.

This division takes advantage of the broad 30 year experiences as a real estate business owner, asset manager, real estate investment manager, property manager, broker, and real estate advisor to meet lending institutions challenges.

Asset Management Services:
 

In today’s environment, Asset Management will generally apply to a portfolio of commercial real estate properties accumulated through foreclosure activities.  Its focus is to take a holistic approach on each property to discover its highest and best potential within the constraints of the lenders requirements (time, investment, etc). 

  • Each property is carefully reviewed in light of its physical, income, operational and financial status to determine a range of values for different scenarios.
     

  • Each property will have an Asset Management Disposition Plan (AMDP) prepared in writing which, once approved, serves as the guiding document for management and disposition activities.  An AMDP is a detailed and comprehensive property investigation and plan targeted toward the sale of the asset and all management, brokerage, and analytical efforts necessary to reach that desired result.
     

  • All assets are then managed or supervised in accordance with the AMDP and reported monthly (individually and/or as a portfolio) until disposition of the asset(s) is complete.

If you need to sell or lease your commercial real estate, we can help maximize the marketability of your property and make sure it gets exposed to suitable buyers or renters. We'll work to understand all the nuances and the opportunities of your property and give you a realistic assessment of its market value. Brokerage services focuses on the sale of assets in the shortest time frame in accordance with the property’s AMDP.  Local real estate brokers will generally be used to address local interest and show the property to all interested prospects.  Professional Property Services will add the regional and national marketing by using numerous specialized internet sites, targeted magazine, postcard, email, and telephone campaigns.  Networking at regional and specialized conventions and industry events will be employed when available.  All properties will have signage for contact information.  All legal documents will be issued by PPS or local real estate representatives (as most appropriate) unless unusual circumstances exist.  All negotiations and closing activities will be conducted and/or supervised by PPS to assure expedient and trouble free closings.

Management Services:
 

We provide comprehensive management services designed to relieve the owner of daily management services related to rent collections, property supervision, expense payments and comprehensive monthly and annual reporting activities.

Professional Property Services provides a superior level of professional property management acquired from years of experience while relieving the owner from the frustrations, irritations, and responsibility of managing their properties.  Real estate, like any business, requires a certain knowledge base to effectively and profitably run a business.  Whether it’s dealing with marketing or leasing issuers, tenant issues, property issues, or contractor issues; having experience in dealing with these matters can save the owner thousands of dollars in repairs, legal, occupancy, and rent collection losses.

Accounting:  At Professional Property Services we take care of all the accounting.  We will account for all income, expenses and handle all payments.  At the end of each month and at the end the year, we provide you with an accurate and detailed report for your accountant to use along with all your non-real estate reporting requirements.  What could be easier than that!!!

He has extensive experience in retail, office, warehouse, multifamily, and land developments.

Educational Qualifications: Stephan Depenthal has earned numerous degrees, designations, and awards over his career while advancing his knowledge in the real estate business. Chief among them is his BA degree in Business Administration, MBA degree in Finance, and the many specialized courses taken to earn the prestigious CCIM and CPM designations.
